All furniture i.e. built-in or loose furnishing need to be designed to connect & fulfill with ambiance. Easier to manage and control them to be sure on time delivery & on quality.

FURNITURE PRODUCTION

We provide you with any custom furniture designed for the indoor & outdoor to easier for controlling & coordination in the factory since the design process, production process until all items completed to install on-site. All process need to manage & monitor according to materials, variations & modifications, cost, finishing, and also to have good control of the quality as expected.

To have the vision what looks like the building in the future when the project completed, we provide you 3D analysis structure during the design process to know any lacks of design then able to solved any problems. In the end, we will provide you 3D realistic rendering for your visualization in advance the final design looks then able to use for marketing in order need to be started in advance for sales & information.

ENGINEERING ANALYSIS REPORT

This document needed for IMB-Permit submission purposes. With the professional engineer team, we will provide the engineering analysis documents which is needed in order to be in advance provided with the other documents to submit the permit proposal to the government authority.

QUANTITY SURVEYOR - BOQ

This document needed for tender submission purposes. With the professional costing team, we will provide the costing documents which is needed in order to be in advance provided with the other documents to submit for tender process.

TOPOGRAPHY - LAND SURVEY

With professional engineer team, we will provide you the site data needed in order to be in advance provided to starting the conceptual stage i.e. Topographical data encompass land contours in 20~50 cm interval levels, existing building location, existing trees position, any drainage or river, roads, land perimeters/boundary, cross-sections of the land, and also 3D contours.

SOIL TEST - LAND ASSESSMENT

With professional engineer team, we will provide you the site data needed in order to be in advance provided to starting the development stage i.e. Soil data encompass to have sondir in several points to manage where the building needs to place it and to understand what type & how deep we need to have foundation also need to be calculated by engineers to have proper structures.

BUILDING STRUCTURE AUDIT

The site inspection focuses on auditing the implementation building structure base on the construction document. This is needed in order to match all the items in the construction drawings that have been done on the site by the contractor without any fraud or errors that cannot be controlled by the project supervisor. This is the reason why this process need to be done.

STRUCTURE ASSESSMENT POST EARTHQUAKE

After the quake has subsided and your occupants are out of harm’s way, a post-earthquake inspection is in order. This assessment clears your building for reoccupation and identifies structural damage you need to address. After an earthquake, the demand for structural engineers is high. This can determine if your building is a high or low priority for inspection.

PERMIT SUBMISSION PROCESS

This process ideally should be submitted before projects running. We help the client taking care of building submissions with the professional agents' team in each district where the projects located. The time of the process will be different for each district depending on the project categories.

THE DESIGN STAGES

MEET & AGREE

Designing your home is a very personal act and choosing the right architect to assist you is incredibly important. The architect needs to be qualified, also able to understand you. Ones we agree upon our vision together with the clients, we will start to work.

PRELIMINARY CONCEPT

Preliminary Design is the first phase of the design process. During this stage, architect/designers translate the ideas and requirements captured in the Design Brief into the first drawings of what your house could look like, otherwise known as ‘concept designs’.

SCHEMATIC DESIGN

In this stage where an architect prepares schematic diagrams giving a general view of the components and the scale of the project after detailed discussions with the client. We brainstorm the clients’ needs to solve problems they may not even have identified yet.

DESIGN DEVELOPMENT

In this stage, the Concept will be developed more in details into documentation that enables the consent to be use for the project. It’s important to ensure everyone understands these documents are to communicate & implicate they have in future stages.

CONSTRUCTION DRAWINGS

In this stage, the drawings will be developed into documentation that enables the consent and construction of the buildings which is the drawings will definitely increase in complexity and can be easily understood and provide precise detail for construction methods.

PERMITTING PROCESS

We assist our clients completely through the permitting process by completing permitting documentation (IMB). We will coordinate applying for approvals from the various municipal departments involved in reviewing building plans including Zoning & Building.

BIDDING & CONSTRUCTION

The Bidding is the process of submitting a proposal to manage the undertaking of the project. Starts with a cost estimate from blueprints and material take offs. The tender is treated as an offer to do the work for a certain amount of money or a certain amount of profit.

DESIGN MONITORING

This stage to make sure every item implemented on-site following to the design which is put in the construction drawing documents. This stage important to make sure that all items properly implemented to avoid any lacks to get effective work & scheduled.
